Full Service Property Management - Detailed Services
Financial:
- Monitor and record all income and debit activity in your account.
- Provide detailed monthly statements displaying cash flow, vacancies, and owner funds.
- Pay mortgages, taxes, insurance, utility bills, and other property bills on behalf of the owner.
- Collect rent and security deposits for all units and provide owner with monthly disbursements.
Maintenance
- Coordinate and deliver all maintenance.
- 24 hour service to tenants.
- We work closely with our contractors to be sure a quality job for a reasonable price is completed in a timely fashion.
- We seek authorization for repairs if required by owner.
- Visit properties frequently
- In order to keep your properties in good condition, it is important to keep an eye on them. We review the condition of your property often and provide preventive maintenance programs.
Renting / Re-leasing
- Collect rents in a timely fashion.
- Handle evictions
- Advertise
- Advertising may include the newspaper, rental magazines, signs, flyers, and internet.
- Show the property and fill vacancies
- All potential tenants are screened and qualified.
- Prepare leases and provide rent increases.
- Our lines are always open for potential tenants. When we are not in the office, our phones are forwarded to other lines where we can be reached.
- Stay on top of local, state, and federal regulations
On-site Personnel
- Manage, hire and train on-site personnel (resident managers)
